Our villa offers ultimate luxurious and spacious accommodation with all the amenities you need to make your well earned vacation complete and memorable. It is the perfect place to return to and relax at the end of your hectic day in the theme parks.

Location

Serendib villa is ideally located within 15 minutes of Disney World. Some nearby major attractions include Daytona Beach, Kennedy Space Center, Busch Gardens, Sea world, Universal Studios. Villa is easily accessed from Orlando, Sanford and Tampa airports via the Interstate 4.

It is situated on the prestigious development known as 'Calabay Parc' and built on a conservation lot with beautiful views of forest to the rear. It has amazing views from the decking area of sunset over the conservation land at the rear of the villa itself, should you be able to tear yourself away from the theme parks early enough.

Amenities:

This beautiful 5 bedroom 4 bathroom villa is fully air conditioned, complete with a private pool and spa, two master suites, and offers all the comforts that can put you at ease while you are vacationing. One of the master bedrooms has a king-sized bed, en-suite bathroom including a jacuzzi, his and her basins, separate toilet, walk-in closet, and there is a door to access the patio and pool. The other master bedroom has a queen-sized bed and an en-suite bathroom.There is one more bedroom with a queen-sized bed and has access to a bathroom. There are two more bedrooms with two twin beds each, and share a large bathroom. All bed linen and towels are supplied.

There is a large open living area, a fully equipped kitchen, laundry room, and a reading area. The living room has comfortable sofas, a 40-inch LED HDTV, and home theater system with iPod deck. There is a separate TV lounge with its flat-screen HDTV, HDTV in each bedroom, Blu-ray Disc Player, and X-Box 360 console with games. If you want to bring along your laptop or any Wi-Fi device to stay in touch with family and friends there is a free high-speed wireless internet connection.

  • Arrival and Departure: Arrival at the property should be after 4.00. pm. local time. The property must be vacated, by 11.00. AM On the day of departure. (Unless otherwise advised to you in writing)
  • Cancellation: Any cancellation of a booking must be in writing and is subject to the following charges:
    • More than 8 weeks prior to your arrival date - full deposit (10% of the total rental cost: Non-refundable).
    • Between 1 and 8 weeks prior to your arrival date - full deposite if the home can be rented. Otherwise, 50% of the total rental cost.
    • Less than 1 week prior to your arrival date - 100% of the total rental cost.
    In the unlikely event that the owners, due to circumstances beyond their control, have to cancel the booking, the lead guest will receive a complete refund of all monies paid by them, to the owners. However the owners, Management Company or their agents will not be liable for any other loss incurred by the clients.
  • Alterations to confirmed bookings: All requests to alter a confirmed booking must be made in writing and must be confirmed by the owners in writing. Whilst the owners will try to accommodate any request to alter a confirmed booking (subject to availability) we make no guarantee that any alteration will be possible. If an alteration is not possible and the guest decides to cancel - the cancellation charges will apply.
  • The owners of the property or their servants or agents will not be liable for loss or delay occasioned by any of the following: Strikes, Riots, Political unrest, Hostilities, War or threat of war, Terrorist activity, Closure of airports or any other event beyond the owner.s control.
  • Security Deposit: Security deposit of $250 will charge prior to the start date of the rental, this will be held by the owners or their agents against loss or damage occasioned by the use of the property by the parties to this agreement. The Deposit will be fully refunded by the owners after the property has been cleaned, a satisfactory status report has been received and the key returned.
  • The property has a swimming pool and spa, however the owners and owners agents do not accept liability for injury howsoever caused as a result of the use of the pool, spa or pool area. Swimming pool fence is installed for the protection of children. Guests are specifically requested not to allow unsupervised children to use the pool, spa or pool area. Floatation toys are to be used under the supervision off an adult.
  • Guests are advised to use caution when walking in pool area or on kitchen/bathroom tile floors. Pool area and tile flooring can be slippery when wet and appropriate caution should be taken. Owners and owner agents do not accept liability for injury caused during use of pool area or tiled areas.
  • Guests are advised to have appropriate travel/ holiday insurance in force for the total duration of the trip. United States immigration requires that all UK citizens hold a full 10-year passport With at least 6 months remaining after your trip. Non UK citizens are advised to contact the United States embassy to check visa requirements prior to booking.
  • Cleaning: The property will be cleaned prior to your arrival and after you have departed. Should you require mid stay cleaning this can be arranged and paid for locally with the management company. Although the property will be cleaned after your departure it must still be left in an orderly state and all kitchen utensils should be washed. Should the property require extensive cleaning then the owners or their agent reserve the right to withhold any monies from the security deposit to pay for the extra cleaning.
  • Your Responsibility The party must treat the property; its furnishings, fittings, utensils and other facilities with respect. Any loss or damage must be reported to the management company. The applicant must make good or pay for any loss, damage or breakage. The owners reserve the right to withhold any monies from the security deposit to pay for any loss or damage caused to the property or its contents by any member of the party.
  • Complaints: Any complaints relating to the property must be made in writing to the owners management company within 24 hours of the problem arising, who will endeavour to put things right. Unless there is a valid reason, we will not consider the owner agents or representatives liable for any complaint that was not initially registered with the Florida representative during your stay.
  • The owner, management company or their agent will not be liable for any loss delay caused by conditions over which they have no control. The owner, management company or their agent will not be liable for any loss due to noise or disturbance from anywhere within the vicinity of the property.
  • The applicant is hereby made aware that, as Florida is a tropical climate it is the home of many insects etc. our home is treated on a regular basis to repel such unwanted visitors, but inevitably they will occasionally find their way inside the property. The problem with these unwanted guests is greatly reduced if food and crumbs are not left on worktops, tables, floor, or in the pool area- it is advisable to clean up spills immediately.
  • Only those persons listed on the booking form are authorised to use the property. Any changes to the persons booked to occupy the house must notify for insurance purposes.
  • NO PETS
  • Maximum number of guests is 12 persons.
  • For the comfort of our future guests we respectfully request that there is NO SMOKING inside the house.
  • Pool Heat: pool heat is charged as an optional extra.

Note:To complete your reservation(either thru direct contact booking or thru online booking) an initial payment of 10% fee (minimum amount is $100) for the rental period is required. Short-term rental contract (terms and conditions) will be sent to you after the 10% initial payment is received.

  • Standard rate is $135 per night plus 12% state and county taxes.
  • $250 or £150 Security Deposit(refundable) due at prior to arrival. The deposit will be refunded within 48 hours after your departure time, after the property has been cleaned, a satisfactory status report has been received and the key returned
  • $90 or £60 Cleaning Fee if booking under 14 days.
  • Pool heating is optional. The cost for heating is £18 per day or $25 per day. Pool heating is advisable between October and March. It must be paid with the full balance prior to arrival.

Payment of the balance:

Full rental fee is due at least 8 weeks prior to the commencement of the rental period. We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date.
